HOW DO YOU MAKE SURE THE TENANT IS TAKING GOOD CARE OF MY HOME WHILE RENTING?

Western Property Group completes a complete move-in inspection report, complete with photos, before the tenant occupies the property. Once the tenant moves in, we complete inspections on the property, to make sure they are keeping up your property. This includes both interior and exterior inspections on the property. Inspections are completed every six months, owners are able to request more if necessary.

WHAT HAPPENS IF THE TENANT DOES NOT PAY THEIR RENT?

On the six day of each month, Western Property Group serves three day notices to all delinquent tenants. If the tenant does not pay by the date served in the notice, we contact you to see if you would like to start eviction on the tenant. It is always financially better for all involved if a solution can be worked out. We will guide you as to what steps you should take and whether or not you should proceed with eviction.

HOW DO YOU HANDLE MAINTENANCE REQUESTS?

Western Property Group has our own staffed maintenance personnel. We carry workmen’s comp insurance and specialize in preventative maintenance. Preventative maintenance is when we go into a property and look for small problems that can lead into larger, expensive problems. The goal is to fix the minor problem, before it turns into a large one. Tenants are able to call in or email a request for a maintenance repair. After we receive a request for repair, the property manager contacts the tenant and asks them questions which will help us determine the exact nature of the problem and how to go about the repair.

HOW INFORMED WILL I BE ABOUT WHAT HAPPENS WITH MY PROPERTY?

You are informed about everything going on with your property, especially when it comes to maintenance. We do have a $250 limit for authorization on repairs. However, the property manager contacts you on all problems to let you know what has happened and how much was spent for the repair. On anything above $250, your authorization is required before we can go ahead with any repair. Western Property Group is customized for each owner. If you prefer to be contacted for everything and be hands on, we will do that for you. If you are hands off, do not want us to bother you and only want to be contacted in an emergency, we can do that as well!

DOES WESTERN PROPERTY GROUP USE VENDORS?

Yes, if a maintenance job is out of our scope of work, or is too large of a job for us to complete, we outsource it to one of our qualified vendors. All of our vendors are heavily screened and carry business licenses with insurance. By giving our vendors bulk business, we are able to receive discounted rates and we pass those along to you, our customers!
