HOW DO I QUALIFY FOR A PLACE TO RENT?

Each adult over 18 years of age, who will be residing at the property, needs to fill out an application to rent. Western Property Group runs a credit and eviction verification per applicant. You must make 2 (x) times the monthly rent in order to qualify for the property, have good past rental history and absolutely NO evictions.

WHAT IS THE APPLICATION FEE?

The application fee is $20 dollars per adult. Married couples are treated as two separate individuals, so the fee is $40 per married couple.

WHEN DOES MY RENT START?

Rent starts the day you pick up your keys here at our office. If you move in the middle of the month, the second month on your lease is pro-rated.

ARE PETS ALLOWED? WHAT IS THE PET DEPOSIT?

It depends on the property if pets are allowed, or not. The refundable pet deposit is $500.

ARE YOU REQUIRED TO HOLD RENTER’S INSURANCE?

Renters insurance is not required, however we strongly recommend it. Western Property Group is able to refer you to an insurance agent that sells renters insurance, if you don’t have one already.

WHAT ARE THE TENANT’S RESPONSIBILITIES?

  • To pay rent on time and in full.
  • To keep the premises and all plumbing fixtures and appliances supplied as clean, safe and working.
  • To dispose of trash and garbage properly
  • To use the electrical, plumbing, sanitary, heating, cooling and ventilating systems and appliances provided properly.
  • To notify the landlord if planning to be away from the premises for more than a few days. Many leases require this and it is a good idea for security reasons.
  • To inform the landlord of any needed repairs as soon as they are discovered. Written notice is best.
  • To receive written permission from the landlord before making any modifications or improvements to the property.
  • To refrain from any conduct which unreasonably disturbs the peace and quiet of other tenants.The tenant also is responsible for the actions of family, friends, guests, or pets in this regard.
  • To obey all rules and regulations of the lease and all of the laws governing landlord/ tenant relationships.

WHAT ARE THE LANDLORD’S RESPONSIBILITIES?

  • To provide the tenant a safe, habitable place to live that complies with applicable building and housing codes.
  • To make any needed repairs in a reasonable time and manner after being notified of such need.
  • To take care of the common areas when multiple living units exist.
  • To maintain in good and safe working order the electrical, plumbing, sanitary, heating, cooling, ventilating systems and any appliances provided in the unit.
  • To provide or arrange for trash and garbage removal, unless the city or county government does so.
  • To supply running water and reasonable amounts of hot water at all times and reasonable heat.
  • To keep other tenants, their families, friends, guests, or pets from creating disturbances.
  • To provide, in writing, to each tenant the name and address of the landlord or the landlord’s designated agent and to keep this information current.
  • To abide by any other agreements contained in the lease and to obey the law governing landlord/ tenant relationships.

IS MY SECURITY DEPOSIT REFUNDABLE?

Yes, as long as your home is returned in the same condition as you received it.

HOW LONG DO I HAVE TO PAY MY RENT?

Rent is due on the first day of each month; however you do have a grace period until the fifth (5th). After the fifth day of each month, late fees apply.
